Scope of Work

A detached single-story building contains one new ADU, and a detached two-story building contains two new ADUs with exterior stairs. The existing home was renovated. Work included kitchens, bathrooms, flooring, paint, electrical, plumbing and HVAC.

Getting the utility upgrade across the finish line

Utility delays, added requirements and scheduling complications made the SDG&E meter upgrade a significant project challenge. The project coordinator followed up with SDG&E, coordinated contractors, managed plan revisions and arranged inspections to help move the work through completion. The meter upgrade was ultimately completed.

Outcome

Four homes on one lot, with a documented sale of $1.46 million on May 9, 2025. The owner confirmed $411,000 in final construction and renovation spending.

Financial Note

Construction and renovation cost is owner-confirmed and supported by the project draw schedule. Sale price is supported by the closing statement. Sale price is not profit; acquisition, financing, holding and selling costs are separate.
